Never spend more than you can afford on a home! Your home expense should not be more than 30% of your income. Less if it is feasible for the current market. Stick within your budget to ensure you live the life style you want without worrying about that high mortgage cost!

Many fees are fixed for the seller side of the deal. State Transfer Taxes, Title Insurance Policy (could be slightly negotiable, but not enough to matter), Listing Agent Fees (mostly the same throughout, but not fixed or written in stone), Document Prep Fees, and the list goes on. Be sure to ask your agent if there are any other fees required due to your homes location. Things like well/septic (Time Of Sale) or C of O in your area, could be an added expense you didn't know about.
